    I started declutterring and making decisions about my things about a year ago. I just turned 60. I'm exhausted by how much work it is, about how hard it is to make decisions, to list things online to sell them. I constantly ask my daughter if she wants things, I'm storing for her the things that she wants but doesn't have room for right now. This whole process made me realize that I need to either enjoy the things that I have or get them out of my life. If I drop dead tomorrow, the probate judge will have to make decisions for me. I'd rather deal with the decisions myself. My house went from being full of clutter to feeling large. Now I'm laser focused on getting rid of everything that I don't use. Most importantly, I STOPPED SHOPPING

    I use to live in the Phoenix valley (7 summers) and I was always blown away by how much water was wasted there. Here are some things that can be done: 1. Change the laws so that HOAs have replace landscaping with xeriscaping and native plants. 2. Pools in Phoenix are a waste of money because in the summer time they turn into bathtubs and are too hot to swim in. 3. When replacing grass, require light colored rock, sand, and desert plants. 4. Stop growing crops that absolutely make no sense in Arizona - cotton and citrus (very water intensive crops). 5. End residential irrigation flooding. 6. Make sure new developments pay the full cost of development. Make sure the developers have to pay for roads, sewers, electrical, fiber, schools, and water infrastructure. 7. Insist on more vertical and dense development. 8. Limit residential lot size. 9. Property taxes rates should reflect a need for smaller lots. If you have a big lot (double lot) for your McMansion then you should have a higher property tax rate a small home on a small lot.

    I knew a woman about 30 years ago who got cancer. Before she passed, she had everything she owned boxed up and labeled and ready to give away (like clothes to the Goodwill, etc.). I always admired that. We have no kids. We are trying to get rid of useless things bit by bit. We may have 15 or 20 years of life left but one never knows. Also, while the future is so uncertain I want to keep around things like the hundred different sizes of screws, or that old shirt I wear to work in the garden. Five years ago we did go through our huge photo box and labeled everyone in the photo on the backs. Then we sorted them with my husband's family, my family, photos of places (that no one, even us, will never look at again), nephews' and nieces' families. Then it would be easy to pluck out a packet and toss it or give it to the appropriate people.

    I think home prices still have 25% - 30% drop to go. If that takes two years, I’m fine waiting. Three bdrm 2 bath small yard across the street sold for $723k…insane. My 4 bdrm 3 1/2 bath cost me 400k 2.5% interest 5 years ago. Sure the houses are only 5 years old in way north Peoria. The buyers I know that bought in the last couple years have buyers remorse as they watch their home drop in price. We’re waiting for the crazy house prices to come back down to normal.

    Wow. Best first half stock market in an election year ever. And not so much for Arizona real estate. This coming Friday looms NFP. Will it favor rate reduction? Or not? It is a month early in my view and I wonder if the oligarchs will view a falling economy or a healthy one. Either view lends to rate reduction in my opinion. 6.865% rates this morning on Zillow. Next Monday will interesting for up, down, or no change.

    My mother died in 2020 at the age of 98. At 88 she had to go into memory care assisted living. My sister took pictures of everything that we might possibly want to have and texted it to all family members. She then packed up what we wanted and kept it at her house until we could pick it up. My children who are now 43-51 and my sisters kids who are in their 30s, did take much of it. My youngest son did want her dining room and bedroom set, plus a couple of chairs. We took her dishes and silver service plus goldware. We also took the good jewelry. My home has been completely furnished for 53 years with my grandparents furniture that they purchased in the 1940s. Everything is solid maple, oak, cherry, and walnut. I am still using all of my grandmother's pots and pans that are almost 100 years old. I cook in 100 year old cast iron skillets and pots. Right now I am going through my things and if the kids don't want it I will sell or donate. I am surprised that there are quite a few things that they do want. I think age has a lot to do with it. In their 20s or 30s they would say no, I don't want it. Now that they are middle age it is a different story.

    The only thing I know is that at the 2022 peak, I couldn't find anything in Buckeye, Goodyear, Tolleson for under 400k, and now there are plenty of options in the mid 360's...definitely a 10%+ slide without any recession or anything. Maricopa seems to have been hit a bit worse that that. It's actually shocking that it's only come down that much given the old realtor "rule of thumb" that every 1% of rate movement changes the house price by 10%. You don't hear that one anymore, but I still consider it valid in the longer run personally.

      @@Rickhelps MeetKevin was a big cheerleader of that rule and repeated it often when rates were dropping...but I had heard ot before. The idea being if rates drop from say 5% to 4% you can afford 10% more house.

    My sample size is very small . But the ones I've been looking at (for kicks) have had a couple of price cuts already.. but who knows if they were initially priced above market? Predictions are just that... But I'll throw my personal that prices are dropping probably 8-12% over the next near term (from the peak). We are overdue for a decent recession/correction. Inflation, increased costs on almost everything. I have under 3% fixed for 30 years and still, both my car+house insurances have increased about $100/month (combined).. I have no claims on either as well.. and I've heard much worse increases from others. Costs we can't control go up whether we like it or not.

    My daughter wants my bedroom set. It's good solid furniture and has a history. But, that's it. She's a minimalist too. Kids now a days don't value family heirlooms or the true craftsmanship involved in quality furniture. If it's worth a lot, then they want it. If they are intelligent enough to know. Most aren't. I remember when I was younger and saw a nice antique. I was impressed and would have loved to have something nice like that.

    I save homes on Redfin that are priced right and those that are do go quick. I have the down payment saved for 20% down but I only make $48k a year so I do not qualify therefore I keep on renting and saving with my down payment in a high yields savings account.

    @Rick. Pat. My view is any HOA is government in that they can tax and foreclose for cause. Condo owners unable or unwilling to pay special assessments will be subject to eviction and asset forfeiture for debt. I do not know if chapter 7 bankruptcy can apply. My view is no one owns their home. The government own and you pay them rent in the form of property tax. I know because I bought many tax liens here in Arizona. 16% interest by the property owner. And some of those properties were paid in full. Home ownership is an illusion. Not more. Lastly about arizona HOAs. We are stuck with them. Homeowners should view them as added tax. I do not mind paying our HOA as our streets are excellent, pocket parks green and mowed, street lights illuminating everything, and home owners keeping our property values up.

    Back in the day, when I purchased my first home to live-in; that was Phoenix in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

    This can't be stressed enough. Nobody wants your stuff, especially your kids. That's why they moved out. I don't understand why people are fascinated by garage sales. Why on earth would I want my neighbors junk? I have been trying to get rid of stuff since my husband died a few years ago. It's not easy. His vehicles were some of the first things to go. My kids have several vehicles already. So I definitely don't want to saddle our children with more. I'm giving it all to charity.

    @Phoenix Arizona Real Estate Mid Century Modern furniture was manufactured between the late 1920s to the mid-1960s, and the vast majority of those pieces which are popular today were manufactured during the 1950s. Therefore, it doesn't reflect the taste of 'Baby Boomers' so it seldom is found in the estates of such, except in those cases where Baby Boomers held onto the furniture of their parents. Another problem with Baby Boomers is that-to put it bluntly-they are less apt to invest in QUALITY furniture and decor than were previous generations. Instead, they amass cheaply made furniture and decor which lack classic styles that retain their charm and value from generation to generation. A great example is my own family. Of the four of us siblings, I'm the only one who bothered to invest in quality made furniture of classic design. Two of my siblings have now died and NO ONE wanted the junk they bought through the years. In contract, a few years ago I briefly entertained the notion of selling my home and moving abroad, and my home was shown to Millennials, Generation X'ers and I kid you not, every single piece of furniture and decor proved VERY popular at every house showing. Many potential buyers clearly came with the intent of ONLY buying my furniture and decor. You also-like most men-fail to note the enormous popularity of Shabby Chic. NEVER refuse any piece of furniture or decor that's Shabby Chic, because it's VERY popular with Millennials and Generation X'ers in particular and has retained its value since its bursting on the fashion scene in the 1980s.

    Pat should read/watch the news more carefully instead of confirming biases by seeing immigration & inflation together. According to the fed reverse, immigration helped lower inflation by putting downward pressure on wages. The legal immigration system in the country is broken beyond help, with people waiting 100+ years for a green card if they come from specific countries. And as for illegal immigration, that's a completely different beast and there def needs to be greater deterrent in place there or harsher penalties.

    By the time I will be down sizing my kid will be 50. At 50 he will already have everything he wants. I’ve asked him to keep a box my dad made in 1939. Besides that he can dispose of everything. I keep a folder called ‘When I die’ that gives him important info and who to call (an organization called Empty the Nest) to empty the house, sell it, and send him the cash. Only love is precious - the rest is just stuff for the landfill.

    My mother gets bent out of shape that I am not accepting stuff she tries to give me. I don't have space. It would all set in the floor! I remember as a kid her being so angry about "getting stuck" with furniture from my grandmother's garage.

    These wouldn't have to be built in the first place if housing was affordable. These houses there building today are ten feet away from eachother usually sit on 0.25 acres. I can't imagine having a 500k house and know everytime the neighbor does laundry. Bring SEARS houses back.

    Myopic vision. Every western civilization is being forced in the same direction. Monetary policy, push to EV’s, mass immigration, climate change policy,etc. etc. We are getting pushed towards a reset involving reevaluation of assets and intro to central bank digital currency. The chess pieces that are being moved are not only in your back yard, it’s global.
